Why Commercial Clients Choose Us

Commercial termite programs are a different discipline than residential service. Property managers and facilities teams need reliability, documentation, and treatment methods that work within operational constraints.

One Annual Contract, All Structures

We inspect every covered building on your property under a single annual contract. No per-unit billing, no separate schedules to coordinate. One WDO report covers the full scope.

Pricing by Building Complexity

Commercial pricing is based on building size, construction type, and access complexity. We assess each property individually after the site walk — not a default per-square-foot formula.

Full Treatment Menu

Tent fumigation, heat treatment, Bora-Care, Termidor, and spot treatments are all available. Treatment selection follows what the inspection finds — not a default package.

Written WDO Reports

Every inspection produces a California-compliant WDO report signed by our licensed inspector. Required by many lenders, HOA boards, and commercial escrow transactions.

In-House Licensed Repairs

When termite damage requires structural repair, we handle it in-house with our licensed repair team — no third-party contractor coordination needed.

Priority Scheduling for Commercial Accounts

Commercial accounts receive priority scheduling ahead of walk-in residential requests. The same inspector team handles each property from initial assessment through annual renewal — no account rep churn, no new inspector relearning your buildings each visit.

Industries We Serve

Each industry has distinct scheduling constraints, documentation requirements, and treatment limitations. Our commercial program is adapted to each.

Property Management

HOA boards and multi-property portfolio managers have different termite program needs — and we serve both. For HOA communities, annual contracts include written WDO reports formatted for board presentations and lender documentation, with tenant notification protocols coordinated through the management office. For portfolio managers running properties across Orange, Los Angeles, San Bernardino, and Riverside counties, a single consolidated contract can cover all locations — no separate vendor relationships to maintain across county lines. Inspection scheduling accounts for tenant occupancy, and treatment timing accommodates escrow turnover windows when unit-specific clearances are needed. Portfolio pricing is available for management companies with three or more properties under one contract. All service records are maintained centrally and available on request for property due diligence, lender review, or HOA annual compliance documentation.

Hospitality

A single guest complaint about termites can appear on TripAdvisor within hours of checkout. Hotels, resorts, and restaurants operate under brand standards and guest-facing reputation pressure that make termite activity a zero-tolerance issue. Coastal properties in Newport Beach, Laguna Beach, and along the Southern California shoreline face constant termite pressure: salt air accelerates wood degradation, coastal humidity creates year-round favorable conditions, and beachfront structures sit directly in drywood termite swarm zones. Treatment schedules are built around occupancy calendars — inspections during low-occupancy windows, treatments coordinated across vacant sections. Food-service environments require additional care: treatment method selection near commercial kitchens accounts for food contact surface proximity and applicable health code requirements. Chain and brand-managed properties receive GM-level inspection documentation suitable for corporate compliance reporting and brand standard audits.

Healthcare

Our healthcare clients range from small medical offices with one or two buildings to multi-building hospital campuses and retirement and assisted living complexes — all represented in our 375+ commercial client total. Across all healthcare settings, termite treatment begins with a pre-treatment coordination meeting with facility management before any work is performed in patient-occupied areas. For facilities that cannot fully evacuate, treatment is phased across building sections so the facility maintains continuous occupancy and uninterrupted patient care throughout the process. Every treatment generates EPA-compliant chemical use documentation for the facility's compliance files. Treatment methods near patient areas are selected for minimal disruption — targeted spot applications and Bora-Care wood treatment rather than broad-spectrum applications. Retirement communities and assisted living facilities receive additional planning depth: treatment scheduling accounts for vulnerable populations, medication administration windows, and meal service times.

Retail & Commercial

Retail centers and commercial spaces need termite control that protects inventory and infrastructure without forcing closure. We schedule inspections and treatments during off-hours and select methods appropriate for each space type and tenant mix.

Real Estate

Title companies, escrow officers, and real estate brokerages rely on us for WDO reports that keep transactions on schedule. Our licensed inspectors deliver signed reports suitable for escrow, with the $295 inspection fee credited in full toward treatment when contracted within 30 days.

Education

Schools and universities have strict scheduling constraints — summer break, weekend windows, and after-hours access only. We plan annual inspections and treatment schedules around the academic calendar to minimize disruption to students and staff.

Government

Government buildings require vendors with appropriate licensing and documentation. CA License #PR7791 satisfies state and local procurement requirements, and we provide all inspection reports, treatment records, and documentation needed for compliance and audit trails.

Industrial

Warehouses, manufacturing facilities, and distribution centers often have large structural lumber inventories that attract termite activity. We conduct structural inspections and recommend Bora-Care or perimeter barrier treatments appropriate for industrial environments.

Commercial Program — Common Questions

How is commercial termite pricing determined?

Commercial pricing is based on building complexity, size, construction type, and treatment method — not a simple per-square-foot formula. We provide a fixed-price annual contract after the initial site assessment, so there are no mid-year billing surprises.

Can you treat occupied buildings?

Many commercial treatment methods can be applied in occupied or partially occupied buildings. Localized spot treatments, Bora-Care wood treatment, and Termidor perimeter barriers generally do not require occupant evacuation. Tent fumigation and heat treatment do require building clearance, and we work with your team to schedule around operational needs.

Do you provide certificates of inspection for commercial transactions?

Yes. Every commercial inspection produces a signed, California-compliant WDO report from our CA #PR7791 licensed inspector. These reports satisfy lender requirements, HOA documentation, and most commercial escrow needs.

What is included in an annual commercial contract?

Annual contracts include a full structural inspection of all covered buildings, a written WDO report, and agreed treatment protocols for any active findings. Pricing and scope are set at contract signing based on your property profile.
